How It Works

Commercial Appraisal Request Procedure

A discussion of the scope of work between the client and appraiser for a commercial appraisal is essential. Once the scope of work is set, the appraiser will provide a letter of engagement with quote, with part of the fee as a deposit required.

Once the letter of engagement and the deposit are received, the appraiser will contact the client to schedule an inspection appointment.

Information such as purchase offer, blueprint, project cost estimate etc., will be required to provide by the client. In addition, photographs and measurements will be taken during the inspection to visually represent the data described in the report.

The turnaround time of commercial appraisal reports could be varied depending on the property type, scope of work, building features etc.

Residential Appraisal Request Procedure

Once the appraisal is confirmed to proceed with the approved fee, an appraiser will contact the client to schedule an inspection appointment within 24 hours.

The appraiser will inspect both the interior and exterior of the property. Photographs and measurements will be taken during the inspection to represent the data described in the report visually.

The appraiser will ask the homeowner about features of the property, such as the original date of construction, dates of any significant additions or renovations, and extra features, to name a few.

Per requirements of CUSPAP, the appraiser will gather information about the recent marketing activity on the house, both public and private, listing or offers to purchase in the past twelve months, as well as any property sales for the previous three years.

Once the inspection is completed, the appraiser will work on the report and search the comparable sales using Multiple Listing Services and other real estate data resources.

The appraisal report will be completed within 24 hours after the inspection. However, the client will be immediately informed if there are any unforeseen delays.
