About me

Jiabai graduated from Dalhousie University Agricultural Campus with a B.Sc in 2011 and an M.Sc in 2013. Jiabai moved to Edmonton after graduation, started his career in 2014 as a residential appraiser, and began his commercial appraisal career in 2017. Jiabai obtained his AACI, P.App Designation from the Appraisal Institute of Canada in November 2019. After working as a senior appraisal consultant and regional director of a local appraisal firm for over 5 years, Jiabai founded Achieve Affluence Appraisals in 2019. During Jiabai’s career, he conducted appraisals on various property types, including retail, office, industrial warehouse, multi-family complex, land, hotel, gas station, carwash, student housing feasibility studies and comprehensive mixed-use development projects.

Why Hire an Appraiser?

Real estate appraisers are experts who study and analyze real property values and become eminent in the industry. There are many reasons to hire a designated appraiser to help with your financial decision on buying or selling property.

  • Ensure you’re paying the fair market value. If you’re making an offer on a property, always include this clause in your Purchase Agreement: “Subject to an appraisal equal to or exceeding the agreed offer.”

Who is a Qualified Appraiser?

There are two designations offered by the Appraisal Institute of Canada (AIC) after years of education, training and experience in the real property valuation field.

  • CRA P. App. – Canadian Residential Appraiser
  • With this designation, you can appraise houses, semi-detached houses, townhouses of four units or less, condominiums and residential vacant lots or land.
  • AACI, P. App.- Accredited Appraiser Canadian Institute, Professional Appraiser
  • With this designation, you can appraise any type of property, including land, agricultural properties, machinery and equipment and commercial and residential buildings.
